The real estate boom near metro transit systems is well documented. According to urban planners, Transit Oriented Development (TOD) zones because of high capacity corridors, show high economic development and growth. Due to enhanced connectivity, property appreciation and overall benefits such zones provide, corporate organizations are now increasingly moving in to such areas.

One of the best examples of property appreciation around the TOD zones is the New Delhi Metro zone. As a result of the prominence of the location and enhanced connectivity through Rapid Metro and Delhi Metro, office lease rentals have appreciated as much as 80%. According to a consultant with Cushman and Wakefield, capital values along the Rapid Metro lines have appreciated between 35-100% since the start of construction of Rapid Metro.

In Bangalore, growth around TOD zones of the Phase I Bangalore Metro Rail line and stations is already evident. Not only has connectivity improved, but real estate value around such zones has also appreciated significantly (please see references below).
